Flown real estate intelligence

The first platform that understands real estate on a DNA level

We built an entirely new real estate intelligence platform that can automatically anticipate the next listing, identify where prices are likely to drop, and model what happens when unemployment shifts or zoning laws change.

Predict the next listing before it appears on the market
Detect which micro-markets are about to soften on price
Model how unemployment shocks will change local demand
Simulate zoning law changes and the ripple effect on value

Built for realtors

Daily valuation intelligence that updates with the market

Flown is explicit about who it serves: realtors who need daily, updated property valuations and market context they can trust in conversations, pricing strategy, and lead generation.

Updated every day, not every quarter

Flown recalculates property value and market context continuously so agents can speak with confidence on where value is now, not where it used to be.

Explain price movement with clarity

Move beyond generic CMAs by showing what is actually pushing value up or down at the property and micro-market level.

Made for active agents and teams

Built for listing strategy, buyer guidance, prospecting, and market communication — not generic dashboards detached from client work.

Visual market intelligence

See the market as a living system, not a spreadsheet

We added a stronger visual layer so the platform feels less like static text and more like a working market intelligence console for realtors.

Guided signal reading

Instead of reading the market as one wall of data, Flown breaks it into trackable movements, opportunity zones, and likely listing patterns.

Visual context, not just numbers

Realtors should be able to see where something is happening, not just be told a score. Visual context makes the insight easier to trust and explain.

Market scores

Custom scores that show where money, momentum, and risk exist right now

Flown packages difficult market signals into practical scores that realtors can use at the level of neighborhood, micro-area, and property type.

Liquidity score

See how much money is available to be deployed in the market right now and is just waiting for the right deals to become available for every area and property type.

Gentrification score

Track neighborhood transition early using changes in demand, pricing behavior, investment patterns, and surrounding market signals.

Early forecast signals

Spot subtle changes before they become obvious in the market, including direction shifts, softening zones, and rising opportunity pockets.

Fear index

Measure stress and hesitation in the market through sentiment, activity slowdown, and pricing behavior that suggests rising uncertainty.

First of its kind

Likely-to-list scores for Canada

Flown introduces likely-to-list scoring designed for Canadian real estate. This helps realtors identify homes and owners that are more likely to come to market before the listing happens, and the score is designed to remain fully compliant with PIPEDA personal information legislation.

Prospect before the market moves

Use likely-to-list signals to focus outreach and identify listing opportunity earlier than traditional workflows allow.

Our technology

Knowledge-graph market modeling calibrated to real estate history

Flown represents the real estate market through a custom knowledge-graph model that combines past history with calibrated variable influence, helping explain how market factors connect instead of treating them as isolated rows in a spreadsheet.

Connected market entities

Neighborhoods, property types, seller behavior, and macro forces are linked together, so the model can reason through relationships instead of only matching patterns.

Historical calibration

Past history is used to calibrate how variables influence value, liquidity, and listing behavior.

Variable influence

External, local, and behavioral signals are weighted together to show what is changing and why it matters.

First Principles

Real estate only makes sense in context

Flown is built on the belief that real estate cannot be understood through broad averages, generic indexes, or one-size-fits-all predictions. Every address sits inside its own local system of forces.

There is no single real estate market

Price behavior changes from one micro-market to another. The exact same factor can affect two nearby properties very differently depending on location and features.

City-wide averages are not actionable

Broad indexes and high-level forecasts rarely explain what is happening to a single address. Real decisions happen at the property and sub-market level.

External variables matter

Employment, immigration, the economy, interest rates, inflation, and local preferences all shape the market. Real estate cannot be understood in isolation.

Context is king

A valuation or index is only the output. What matters is understanding why the market is moving and which forces are shaping value right now.
